National TruckPorts facilities offer flexible, low-overhead space
solutions for truck fleets and service providers
(DALLAS, TX) National TruckPorts, LLC (NTP) has the answer to the age-old question of how to afford a secure, convenient space for truck and fleet maintenance without having to build. NTP offers turnkey ready to go locations.
With locations in the Dallas-Ft. Worth and Denton areas, and more planned for the coming months, NTP is a fresh, new idea that is perfect for today's economic challenges. "Right now transportation carriers are in an aggressive cost-cutting mode," says Stuart Smith, Senior Vice President of Royalton Real Estate Capital, the developer of NTP. "Our facilities allow a carrier that has trucks in an area to have a base of operations at a cost that is affordable."
NTP facilities feature large, secure parking areas for tractors, trailers or equipment. But the focal point of the development is an area with customizable service bays where carriers can perform regularly scheduled maintenance and service on its vehicles. NTP customers include service providers who operate small fleets of trucks and vehicles and large transportation companies who have larger fleets along with most service and industrial users.
"The companies that lease our facilities find many advantages working with NTP," continues Smith. "Our leased spaces allow the fleet operator, or service company, to run his or her operation from a first class, secure, state-of-the art facility without staggering overhead."
NTP amenities include: thoughtful building design and locations near industrial parks and interstate highways. In most cases there is a fueling station or truck stop close by. "It's no secret that DOT is very strict about maintenance requirements, maintenance logs and service records so no one can afford not to pay attention to the every day needs." states Smith. "The companies leasing our spaces include third party mechanics, firms offering CB radios, tires, signage and graphics or other businesses catering to the transportation industry," Smith continues.
Trucking and transportation firms have specific needs and NTP facilities are designed around those needs. For example, the buildings and parking lots are designed for over-sized vehicles. The drive ways are designed for vehicles with large turning radiuses. A driver can legally park his or her rig in a convenient location that affords security and peace of mind.
Each facility is designed with the following features: Two tilt wall buildings approximately 30,000 square feet each with demising walls to separate each tenant’s space. All pre-configured spaces (which have been broken down into 2,250, 3,375, 4,500 square feet areas) consist of pull through bays that are long enough to accommodate a tractor and trailer combination or two tractors at a time with plenty of work space. Each space also comes with a small office and private restrooms per tenant area. Additionally, these facilities have lots designed for truck/trailer parking. Parking spaces are available to building tenants as well as the general public and can be rented monthly or annually.
NTP has plans to build facilities throughout Texas and nationwide which will provide flexible, convenient spaces to carriers and service providers who have trucks in the areas on a regular basis. "It's a great time to lease space with us and get in now with our introductory rates," Smith says.
